Topic :   Abandonment of housing projects in Clapham

The credit crunch is biting hard and appears to be affecting the many bijou housing construction projects littered around Clapham. The huge  construction site on Macaulay Road in the old town has now been abandoned and is in the  process of being sold off as the the developers are worried that they may not be able to sell the flats for a profit due to the crunch.   There is speculation that the new library project may be similarly abandoned if the developers get cold feet about the viability of their housing scheme above the proposed library, so watch this space!

Re :   Fantasia (Old Town) Cafe

The plot thickens. The old cafe has reopened, but with a new manager and staff put in by the landlord. The  original manager and staff have now re-opened in the restaurant next door (which I think they also owned?),  Mooli. So this is now displaying a blackboard saying "Fantasia at Mooli - The Real Thing!", with the original menu. So this is where I went this morning - and can report that the breakfasts are as good as ever.

Topic :   ** VERSO **

I don't think VERSO has closed down - it's just undergoing a bit of a refurb.  I pass it almost every day and can see work going on.  I'll let the forum know when it's reopened.

Re :   Vagrants on High Street

I have noticed a considerable increase over the last year, I think the problem lies with the over generous Claphamites, word gets around there is a good living to be  made  by the  naive locals by sitting outside Sainsbury's or under the  ATM.
I'll never forget the day I was waiting for a m8 outside Sainsbury's near where the  bearded man and  dog lay, somebody dropped him a £1 coin just as the 'so called' vagrant's  mobile phone rang!!! he looked embarrased then stood up to the corner of the wall and answered it, If I was generous enough I'd buy him a top up card  :0)

Re :   Delhi Deli

Sounds very bad. I would suggest also talking to the trading standards dept of your local council (Wandsworth?).

Maybe you can get the 0800 number stopped, if this should have been transferred to you as part of buying the business.

Re :   Delhi Deli

I'm intrigued, a business passing itself off as another business and a website under sconstruction,  where is this place?

Re :   Future Clapham Meeting

I'd recommend this.  Its an interesting project and it would be good to see how much the architects have taken on board the comments that were raised in the public consultation a couple of months.  I won't be able to make it, but if anyone could keep an eye on how they are going to address the mixed use of interests within an open-plan environment, I'd be interested to hear.

Re :   Fantasia (Old Town) Cafe

Well the place was open again and serving customers when I went past today. I have not been in yet, so don't know if it is under new management or what happened to the old. But the "Notice of Forfeiture" is still displayed on the door, and there appeared to be a new style menu displayed outside, so I would guess that the Landlord has brought in new management.

Re :   What is going on?

If excessive rents are to blame (I know some of the businesses in Abbeville Road are being royally screwed by their rents), then that really is annoying - that greedy landlords have such a powerful influence over Clapham's commercial landscape. What's worse, as pointed out above, is that these properties are sometimes left vacant for several years. Who the hell owns the former site of Moxon's? They should be made to do something with it, rather than just leaving a rotting eyesore in amongst all the other businesses there.

Topic :   Future Clapham Meeting

There is a meeting  organised by  the Clapham Society on Weds 21st May, presenting the final plans for the new leisure centre in Clapham Manor Street, and the new library and health centre on the High Street.

The presentation will be made by the developers and architects involved in the project.

The meeting is at the Clapham Manor Primary School, Belmont Rd. Doors open at 7:30pm.

Re :   What is going on?

There do seem an increasing number of empty businesses.

Two shops at the top of the Pavement (one a former butchers I think) have been empty for several years. The former "Unwins" wine merchant near me in Old Town closed and has not re-opened as anything. The shop which was rumoured to be being made over as a "Grand Passions" store near Clapham North has been half developed and empty for more than a year now.

Topic :   Vagrants on High Street

At the risk of sounding like a Tory NIMBY (which I'm not) I've noticed an increase in the number of vagrant and alcoholics on the high street and its environs. You are generally accosted each time you come out of the tube or walk up to a cash point or come out of Sainsbury's. The proximity of Clapham's watering holes and prponderance of betting shops have not helped the cause. I have no problem with people of whatever description hanging around but it becomes problematic when you get harassed from time to time. I work in Angel and hardly will you find this scenario. Neither will you find it in Battersea or Balham. What's the problem with Clapham?

Re :   What is going on?

The answer is that small businesses are being squeezed out by the Council’s high rates. Unlike Wandsworth Council, Lambeth has no business development strategy worth noting to attract new small businesses to the area. There are no incentives to help small businesses stay alive on the high street or within its vicinity. It is also likely that Clapham High Street attracts higher business rates than other parts of suburban Lambeth for obvious reasons. Verso was a brilliant Italian restaurant but suffered from being out of reach of the high street’s passing trade due to its location down Clapham Park road. Clapham Park road has great potential if it is marketed as a business zone within the area and people are sign posted to it, likewise the Old Town. But I think apart from that, the rates are just too high in Clapham and residents are being made to pay West End prices for drinks and food and literally everything else. It is also generally assumed that Clapham is swarming with wealthy folk.

Re :   Delhi Deli

This is what is known, in legal terms, as 'passing off' - it's illegal and you should pursue the case:
