$%*'`[JoyceAndMike]%*'`@My husband and I are in the process of repairing our credit and looking to get a loan to purchase our first house... The house we are currently in we are renting, but the owners (landlords) are going to be putting it on the market soon. We would like to be able to either purchase this house or purchase my grandmother's house and restore it. (It's been in my family for over 40 years, and was built in 1892.)If anyone has any info they can pass on to us please do, I can be contacted atJoyceMHartman@yahoo.com(Or if you know of any lending officers who know of any programs for people with not-so-perfect credit/first time buyers, anything like that...)Any help is appreciated! Thank you!-Joyce Hartman-Woodward and Michael Woodward

Depending on where either house is located the South Bend Heritage Foundation Lend Program might be a place to seek assistance also.

$%*'`[JoyceMHW]%*'`@We were actually talking some more about it on Monday night, and came up with another idea... the house we are in now the landlord's/owners have offered to US to purchase for nearly half of what thye would put it on the market for.  If we can find someone willing to assist us with the mortage/etc. needs with the purchase of the houses, we could flip the one we are in now.  They offered to sell it to us for 30,000 and it would sell for between 60 and 70,000 after some updates were done.  (Windows, paint, carpet, gutters.)  If someone were willing to help us, we'd happily split the profit evenly with that person.  The only problem, of course, is acquiring the houses to begin with...  We could do most of the repairs at the house we want to purchase to LIVE (for the most part) with the profits made from the house we are currently in when it is sold.

You should go to www.daveramsey.com and click on CHURCHILL MORTGAGE on the right side of the screen. These people are approved by Dave Ramsey and they are a christian organization I believe.
